Why Choosing an Experienced, Licensed Bat Surveyor Matters
Why Choosing an Experienced, Licensed Bat Surveyor Matters
When it comes to bat surveys, experience matters. Choosing the right ecologist could save your project time, money and unnecessary delays.
If you're planning works to a building, barn or structure, you may be asked to commission a bat survey as part of your planning application. However, not all bat surveys are equal. The experience of the surveyor, the level of inspection undertaken and the accuracy of their assessment can make a significant difference to your project.
At SJ Ecology & Environment, we believe a thorough, proportionate assessment is essential to ensuring you receive the right advice from the outset.
What Makes a Good Bat Survey?
A Preliminary Roost Assessment (PRA) is often the first step in understanding whether a building or structure could support roosting bats. A good assessment goes beyond simply identifying missing roof tiles, gaps in brickwork or potential access points. It involves carefully inspecting these features, understanding how bats use buildings, searching for evidence of occupation and considering the surrounding habitats. Where access and permissions allow, experienced, appropriately licensed surveyors may also use specialist equipment, including endoscopes, to investigate potential roosting features in greater detail.
The aim isn't simply to identify potential problems. It's to establish an accurate understanding of the building and recommend only the survey effort that's genuinely justified.
Why Experience and Licensing Matter
Bats and their roosts are legally protected in the UK, making accurate assessments particularly important. Experienced bat surveyors understand the subtle signs of bat occupation, the limitations of different inspection methods and how to assess potential roosting features appropriately. Natural England bat survey licences can permit certain activities that would otherwise be restricted, subject to the licence conditions. However, not every bat survey requires a personal licence, and the licence held must be appropriate for the activities undertaken.
Having access to experienced, appropriately licensed professionals allows more detailed investigations to be undertaken where necessary, helping build a clearer picture of the building's suitability for bats.
This is particularly valuable when assessing complex structures, older buildings or features that may otherwise be difficult to investigate.
Avoiding Unnecessary Surveys and Delays
One of the biggest concerns we hear from clients is the possibility of being asked to undertake further bat surveys. Depending on the building's suitability and the proposed works, emergence surveys may be required during the appropriate seasonal window, potentially affecting planning and construction timescales.
That's why getting the initial assessment right is so important.
A detailed inspection may help determine whether a feature genuinely provides suitable roosting opportunities or whether further surveys are justified. Equally, where evidence of bats or suitable features is identified, it's essential that appropriate recommendations are made to protect wildlife and ensure compliance with legislation.
A good ecologist won't automatically recommend more surveys, but they won't overlook genuine constraints either.
Our Approach to Bat Surveys
At SJ Ecology & Environment, we take the time to understand your proposals before undertaking an assessment. Our experienced surveyors carry out detailed inspections, carefully consider potential roosting features and provide clear, evidence-based recommendations tailored to your project.
Where further surveys are necessary, we'll explain why they're required, when they can be undertaken and how they may affect your programme.
We believe clients deserve more than a report. You deserve someone who takes the time to investigate properly, explains the findings and helps you navigate the next steps.
